How can I find out who holds a house title?

The house next door to me is vacant and I want to buy it.

Call the County Clerk's office where you live. They may be able to tell you over the phone, but more than likely, you'll have to go to the office where deeds are filed and look up the info yourself.

The quickest and easiest way is to check the county tax records in the county the house is located. Go to the county courthouse, to tax information division, and ask the county clerk to help you search the address of the property. This will give you the owner's name and mailing address.

You can look up the owner at the court house. You may also be able to phone the County Assessor's office and inquire. It depends on where you live.

You can go to the County Recorder's Office and look up the owner of any property. You can also engage a real estate agent to look it up; if you want to eventually purchase the property, you'll likely need an agent anyway.

You can hire a title company to perform a track search verifying the owner of record. Or check the real estate tax roll, but it may not be current.

If your area has a public Registry of Deeds, you should be able to contact them to determine who is the current mortgage or title holder. Several counties have their Registry of Deeds visible and searchable online (you may be required to create a login or download software to access their sites).

The local appraisal district will have records that are made available to the public of home ownership. You can access these records online or in person by going to your local tax office.

The easiest way would be to go to a realtor and ask them to check into the house title for you. They have access to most any of the information you would want. If you don't want to do that, go to your local recorder's office and ask them to look up the address for you.
