The landlord must notify the tenant before entering the premisis this is one of the many landlord-tenant laws in the state of California

In California the landlord cannot evict his tenants for anything other than failure to pay rent unless the other provisions are signed by the tenant. For example you cannot evict for late payments or pets unless hat is specifically in your contract. Rent is due at the end of month not the first.
