A renter may not rent out apartments to anyone that is not on the owner's lease agreement. An exception would be if there is not a subletting clause in the agreement. If there is not a restriction against subletting, then only a subletting agreement is needed to rent to other people.

The first document you need is a standard lease agreement. It is best to get this document from an attorney or have any attorney review it before you use it.

A "renter" is the party that agrees to pay a weekly or monthly fee to live in a certain property. A landlord leases or rents the property to a renter and should have an appropriately worded lease agreement that details all matters of relevance.

Most of the time a renter needs to show proper identification of who they are, something that shows ability to pay rent (pay stub works) and a down payment.
