Look at what features the nicest homes in your area offer - focus on bringing your home up to that standard. In general, the best places to renovate are kitchens and bathrooms. Make sure all your fixtures are upgraded, perhaps add granite countertops - you might even want to replace some of the cabinets.

Most of the renovations that you can do to your house will increase its value. What you put in is what you'll get out. For example, relacing windows will increase its value, and the tax credit should give you a small return on top of that.

Adding a bedroom without compromising existing space easily adds value. Another way would be to paint the house - inside and out.
