The best way to restore a wood floor is to sand it, restain it, and reseal it with a urethane made for the process. You'll be better off paying a professional to do the work; ask for some photos of their prior work to see what you can expect when they are done.

Start with the easiest and most gentle products to apply, mainly floor cleaner and wax. The two products I would recommend are Bona and OrangeGlo. Both will remove dirt and restore some of the original luster without harming your wood floors. OrangeGlo also makes a product called Rejuvenate that you would apply after cleaning that will also help restore floors.

As with any project, proper preparation is the first step. Remove all dirt, debris and residue with an approved cleaner in an appropriate manner. Commercial refinishers will commonly reapply a chemical clear coat such as a "glitza" or other brand and buff to finish. Residential do-it-yourselfers can purchase numerous products that will be easier to work with but less effective.

The absolute best way it to resurface and reseal them. This will make them look brand new. You will have to remove all the old sealant by sanding down to the wood. Then you clean the floors and then re-coat a few coats of quality polyurethane to restore the gloss.

Overtime the surface of the wood becomes dulled by scratches. To make your hardwood floors look like new you need to strip them and re-seal them. Use a sander to remove the old polyurethane, clean the floor, and finally apply the polyurethane.

There is a product on the market called Rejuvenate that brings back the shine of a wood floor. If that does not work, the floor may need sanding and refinishing.
